I understand your concern. You want to protect what's yours. However, suppose a force majeure, e.g. you die because of an accident... Shouldn't the customer be able to not only visit the funeral, but also to continue development?!
Protecting what's yours can be done by copying all sourcecode on a CD-Rom, handing that over to a third party and have a contract that allows the customer to use that backup only in case of force majeure.
