Houses were way overvalued. Now is great time to buy. I just purchased a duplex (half) for 30k less than appraised value. It was a foreclosure. I figure I'll keep it a few years, then sell it for a profit of 20 - 30k. The feds are talking about giving some incentives to boot!<g>
