A question, where is the Exit button? Is it in the form or on a toolbar?

A possible solution, instead of assigning the value of the textbox to the form's property in teh Exit button's click, try settiing the controlsource of the textbox to the form's property, or doing the assignment in the Textbox's InteractiveChange event.
