This sounds like exclusive oplocking at work. It does not surprise me.

There is a tool called processmon from microsoft which you can use to create a log to see what is going on on the network level.
It enables you to analyse what is taking up the time.


You might need to look at whether you can speed up the query by adding one or more indexes.

If that does not resolve anything. You might look at moving to a SQL Server solution.
