I have replicated your solution, but when there is a 'wrap' in the address line, there is a gap between the 'records' in the report directly underneath the one with a wrap that is equal to what the height that the 'wrap' would be, even tho everything is contained, and spaced by boxes, and lines . If it wasn't for that, it would be fine. Pic attached.
