the source code (method memo field) of my class was not compiling into the compiled code (objcode memo field).
replaced all objcode with a null string and recompiled.
life is good.

Missed the adjective the first time. No, I can't think of ever having a public property not available at runtime.

I assume you're not using RemoveProperty() anywhere.
