I believe everything is opened EXCL in that app...so this might suggest that it has something to do with SHARED tables...even though with the app entirely set up on the local machine, we know it cannot be from multi-users accessing the tables.

As Walter mentioned, must be a Network thing, but exactly what and how to fix ... well, I don't know. Since you moved the app in question to you local machine, have you tried making it open all the tables EXCL to try to eliminate the SHAREd issue?
