We had the same problem with our system. You need to change the USE EXTENDED FILE HANDLES setting on your workstation. Also, there's a Maximum Locks per Connection setting on the server that mey also have to be tweaked higher.

d. Network
e. Novell Netware Client
f. Properties
g. Advanced Settings
h. File System
i. Use Extended files handles – On
