Thanks for the offer, but in between the messages I've managed to solve it, thank god!!

There was a Property setting in the Properties Memo field that was saying:

lblMsgEmpty.ZOrderSet = 0

When I removed this, everything was back to normal.

Thanks for your help on this, is there anything wrong with the above statement, I didn't think there was a "ZOrderSet"!!?
