The one which really does the trick is RECCOUNT();

The point is, your Unlock-solution is on the write's site, while this is just half of it. So :

No matter what the writer is or is not doing, a RECCOUNT() on the reader's site will always give the actual data.

Your 1 sec delay is because of the refresh being 1 sec at the least.
So I think I'm faster ... :)
