i am not realy sure (like i sad, it has been a while). my problem back than was that i added/changed the props in the table, looked at it (everything looked great like yours) open the form, props where gone, saved it, and the props where gone in the memo field as well. i only remember that i played around whith "chr(13)" and "Chr(10)" in different variations and finaly got it to work.
