Right before I do I seek, I change it to row buffering and when the seek if done, I can set it back to table buffering before I make any changes. No, you cannot set the view to any buffering other than optimistic, you can change from table to row though. You only need to change the buffering to create the index, then set it back to table. You do not need to alter the buffering for your seeks at all.
