Gave that a try and still the same issue. I even tried adding a couple labels and updating their .Caption but they wouldn't update either. I'm positive the code is being hit to because I added a WAIT WINDOW %values% NOWAIT in each area the textboxes and labels are updated and the WAIT WINDOW updates just fine.

I may just resort to using the WAIT WINDOW for the time being but this really has me puzzled and I'd prefer to resolve. My little need to know :-)
