>When I moved to Rogue River, Oregon we moved into a house right on the Rogue River. It was absolutely beautiful and NO ONE mentioned any previous flooding. It wasn't until we noticed a faint line about 2 inches from the ceiling in one of the rooms and questioned the seller about it when they told us about the floods!

Back home a guy bought a small piece of land, not too far from the river, to grow some grapes and generally have fun in retirement, as many people do. After he paid, he asked "say, is this flooded sometimes?". "Well, pall, I actually crossed you. This was not my land. It's water's land. Only at times when it allows you to use it, it's yours."
