Nithyakumar,
Replace locks the entire table only if you attempt to replace in more than one record.
"Record not Available Please Wait" message is not an error message, a warning. It points to a busy signal by the server. According to KB (q125576) it can be caused by two reasons :
-Novell TTS active
-Network contention
KB says it's related with FP2.x and VFP3.0.
The first thing in resolution suggestion is to turn off Novell TTS (?).
To test it I would run multipl instances locally to simulate a multiuser environment.
