It's a very strange thing. This problem seems to be affecting the performance when doing a join to this table from another table, a query that took 5 seconds now takes over 5 minutes.

We rebooted the server checked the rows on the properties for that table and had 3 and a few minutes later had 9 (it has over 30,000 records) but the query time went back to 5 seconds which was good. A few hours later somebody deleted a record from the table and right after that we ran the query again and the query time went back over 5 minutes, we don't know if the delete had something to do with it or maybe in between that time the performance was degrading without us knowing but after this I went to check the rows and it was back to 0, very strange.

By the way this is a UDF table created by the MAS200 accounting package if that's of any help.
